Central Birmingham’s First EPC-B Rated Houses Ready to View at £106m Belgrave Village Scheme
Prospective city dwellers will have the first chance for a guided tour of Wavensmere Homes’ £106m Belgrave Village scheme, in central Birmingham, on Saturday 22nd July. The 12-acre regeneration project is delivering 438 eco-efficient houses and apartments, set amongst extensive new Public Open Space.
Accessed off Belgrave Middleway (A4540), just outside the city’s Low Emission Zone, 63% of the landmark development has already been matched with buyers at the off-plan stage. Priced from £190,000, the homes benefit from air-source heat pumps, natural ventilation, low-energy appliances, and EV car charging points, to enable occupiers to lower their carbon footprint and household bills. The city’s first EPC-B-rated houses are eligible for green mortgages.
While projected rents at Belgrave Village are on a par with the Jewellery Quarter and other parts of central Birmingham, the scheme’s position affords the luxury of linear parks and a good allocation of parking. All 174 two-, three- and four-bedroom houses at the scheme are sold with a parking space, while purchasers have the opportunity to buy parking with the 238 one- and two-bedroom apartments.
James Dickens, Managing Director at Wavensmere Homes, said: “We have invested millions in our vision of creating EPC-B rated family houses in central Birmingham. In addition to delivering premium homes fit for the future, Belgrave Village offers residents abundant green outside space and a range of onsite amenities.
“The sales launch last summer set a new record, with 115 homes reserved in one day. The value for money compared to other city centre addresses has kept the rate of off-plan sales consistently high. Prospective buyers can now register for the 11am or 2pm slot on Saturday 22nd July to experience first-hand what sets this scheme apart. It will give the opportunity to explore and get a feel for the development, as well as the chance to visualise living in a home here. Our team will be on hand to talk about the design, specification, and various phases, and answer any questions.”
Once complete, Belgrave Village will offer residents access to a gym, co-working space, screening room, and concierge service. The scheme design and mix of apartment and house types will enable occupiers to care for a small pet. The privately owned development is free of investment management overheads, with a low service charge for the communal amenities shared across the 438 homes.
For local journeys into the city’s business, shopping, and cultural quarters, cycling and E-scooters that are readily available for hire are the preferred methods of transport for most residents, although bus stops are positioned close to the new development. Moor Street station and New Street station are both around 1.5 miles away, offering frequent services across the UK rail network. Trains from New Street to London Euston take 63 minutes. The A4540 leads to the Aston Expressway (A38M) and provides easy access to the national motorway network.
Wavensmere Homes has invested in virtual reality headsets, a fly through video, and 360-degree touchscreen, to give prospective purchasers the opportunity to get a real feel for each available home. The touchscreen also has a sun path analysis function, enabling buyers to see the amount of sunshine their new home will benefit from all year round.
The Belgrave Village site was previously Joseph Chamberlain Sixth Form College and Birmingham Sports Centre, but had lain derelict for 20 years. Wavensmere Homes is delivering the project in partnership with Galliard Homes and Apsley House Capital.
Headquartered in Edgbaston, Birmingham, Wavensmere Homes has close to 3,500 new homes either in production, or planning.
