Family Homes Released for Sale at Wavensmere’s £150m Wolverhampton Canalside South

Wavensmere Homes has launched its £150m Wolverhampton Canalside South scheme, located in the heart of the city next to the transport interchange. Family homes are available to buy from £290,000, with move in dates scheduled from summer 2027.

Wavensmere commenced construction in early 2025 at the major regeneration project, which is transforming the former British Steel site and Crane Foundry into a new community of 533 energy-efficient houses and apartments, complemented by a range of commercial and community amenities. There are frequent 16-minute trains into Birmingham New Street Station and easy access to the regional road and motorway network.

The first 120 two- and three-bedroom houses are at various stages of construction, with over £20m already invested on land assembly and remediation, site enabling, groundworks and construction.

822 sq ft three-bedroom ‘Elizabeth’ family homes are priced at £290,000 for a mid-terrace house, while end of terrace homes are £295,000. Many of the homes will enjoy waterside views of both the Wyrley & Essington Canal and the Wolverhampton Branch of the Birmingham Main Line Canal.

The ground floor of the three-bedroom Elizabeth design features an impressive open plan kitchen and living room, which is accessed off a lobby from the private driveway. There is also a ground floor terrace, which is perfect for entertaining, and a downstairs toilet. Two bedrooms and the family bathroom are located on the first floor, whilst the top floor features the principal bedroom, which benefits from an ensuite and wonderful roof top terrace. All three bedrooms are designed for double or king size beds, together with bedside tables and the purchasers’ choice of wardrobes.

The 378 townhouses are being constructed to an EPC-A rated specification, complemented by 145 one-and two-bedroom apartments and 60 co-living apartments. Over 130 dwellings will benefit from direct waterside views. Wavensmere is also reanimating the disused railway arches on the site into 1,338sqm (14,400 sq ft) of lettable commercial space.

All houses are being future-proofed with air source heat pumps and solar panels. There will also be EV charging to each house, alongside an array of EV chargers for visitors.

The contemporary fitted kitchens feature Electrolux appliances. Bathrooms, en-suites and cloakrooms have contemporary white sanitaryware by Geberit, with complementary floor and wall tiles. Luxury vinyl flooring is fitted to the lounge, kitchen, bathroom and hallways – as standard – together with carpets fitted to all bedrooms, stairs and landings.

The Canalside South site was established through a partnership between City of Wolverhampton Council and the Canal & River Trust. The 17-acre regional distribution and stockholding centre had stood empty since the collapse of British Steel in 2019. The regeneration scheme is being delivered in three phases – progressing sequentially from east to west – to minimise disruption to the surrounding community. Access to the first two phases will be provided via Qualcast Road, which will function as the primary spine road. The full build programme is projected to complete by the end of Q2 2030.

Designed by Glancy Nicholls Architects, the low-rise development emulates the surrounding conservation area and maximises the canalside setting. On completion, the scheme will include seven acres of vibrant green space and open up a new pedestrian route to the city core – reducing the previous walk time by 20 minutes – and igniting new investment into a commercial corridor. The overall vision for the Wolverhampton Canalside masterplan is the delivery of around 1,000 homes to meet both the city and wider region’s housing needs, with sustainability and place-making at its heart.

Birmingham-headquartered Wavensmere Homes has 3,500 homes on site, or currently in planning. The company is constructing an additional six other major brownfield regeneration schemes, located in central Birmingham, Derbyshire, Cheltenham, and Ipswich, and has further projects in the immediate pipeline.
