Wavensmere Homes Sells £11.6m of Off-plan Houses in Derby

Wavensmere Homes has sold 40 off-plan houses at its first event (5th June) for Clique members, which is a club of existing customers who have already purchased two or more of its homes. With a total value of £11.6m, the two- and three-bedroom homes located in Derby will be build complete from Q3 2027.

The Clique concept was established by the Birmingham-headquartered housebuilder in July 2024. The fee-free membership platform has already amassed over 1,000 of Wavensmere’s repeat customers.

We invited our loyal customers to socialise with the team and each other at an information evening, where they had preferential access to a limited release of 40 plots. Before the event ended, these two- and three-bedroom houses were assigned to purchasers – over two years before they will be build complete.

Established in 2015, Wavensmere Homes is Derby’s most active residential developer, with its £175m multi-award-winning Nightingale Quarter heralded as one of the finest regeneration and restoration assets in the region. The former Derbyshire Royal Infirmary on London Road – which had laid derelict for a decade – is in the final phase of being transformed into a vibrant new community, including over 900 houses and apartments.

In autumn 2024, Wavensmere commenced work on site to regenerate and redevelop Friar Gate Goods Yard in Derby city centre. The 276 houses and apartments will be available for occupation from 2026, together with extensive commercial opportunities. The specification of the homes is a fully-fitted turnkey package, with market leading ESG credentials. Each EPC A-rated house, will benefit from an air source heat pump, alongside solar PV panels and an EV charging port.

At the start of this year, the housebuilder also commenced construction work at the £22m redevelopment of Milford Mills, which overlooks the River Derwent, located between Belper and Duffield in north Derbyshire. 69 new homes in locally quarried stone and natural slate are being delivered on the historic site, which is within the Derwent Valley Mills UNESCO World Heritage Site.

Pre-construction work is well underway at Cathedral One – Wavensmere’s prized development site within Derby’s newly revitalised Cathedral Quarter. 195 studio, one- and two-bedroom apartments will be delivered at the Full Street site, within a finely detailed u-shaped nine-storey red brick building.

In addition to the Derby sites, Wavensmere is currently delivering a further 1,500 houses and apartments in central Birmingham, Cheltenham, Ipswich and Wolverhampton. The firm’s well-amenitised locations have the added benefit of a comprehensive range of on-site communal facilities, such as co-working offices, screening rooms, community gardens, and fitness and play spaces.

Wavensmere Homes has further projects across middle England in the immediate pipeline, with around 3,500 new homes either under construction or in planning.
