Why 2023 is the time to invest in Derby
Known as the UK’s capital of innovation, Derby has been undergoing a significant transformation. With a growing population, an influx of young professionals, and world-leading businesses headquartered in Derby such as Rolls Royce, Toyota, Alstom, and JCB, it is fast becoming a hotspot for property investors from across the UK and nationwide. Towards the end of March, we were delighted to learn that Great British Railways has also chosen the booming city of Derby as its new Head Quarters home, bringing with it, a large amount of high-skilled jobs.
In 2023, Derby has seen the biggest growth in rental prices since 2016 with a recorded increase of 15% in comparison to 2022, according to the ONS. And our Nightingale Quarter development, located in Derby city centre, has experienced this first hand with landlords reaching around 30% higher rents than they were this time last year.
The Derby Royal Infirmary stood vacant for nearly 10 years, whilst maintaining a prime location on the London Road, a stone’s throw from the thriving city centre and just a few minutes walk to the train station. In response to this, we purchased the heritage site and began to build on our now, Nightingale Quarter. Since then, we have made significant progress, with increased demand for good-quality housing in Derby city centre, we have secured buyers for over 80% of the development, which is due to complete in 2025.

This summer, Pepper Pot North will be opening, providing a welcoming hub for the community in the form of a bistro restaurant.
