Belgrave Village Sells 115 Properties on Launch Day

Joint venture partners Wavensmere Homes and The Galliard Apsley Partnership have sold 115 homes at their Belgrave Village development – without even laying a brick.

The 12-acre site, which fronts Belgrave Middleway and Haden Way, close to Highgate and Digbeth – comprises 438 homes, including 264 one and two-bed apartments and 174 two, three and four-bed houses.

The homes are set around courtyard gardens, landscaped public realm and a linear park with additional private gardens to all houses. The development includes 263 parking spaces and additional cycle spaces.

The first phase of homes was sold on the first day of the launch.

Donna Smith, sales director at Edgbaston-based Wavensmere Homes, said: “We have been overwhelmed with interest in Belgrave Village and the response to our first release, with more than a quarter of the homes sold off-plan.

“The site has a combination of attractions, not least its easy access to the city centre. At the same time the homes are set in stunning gardens and generous parkland, which gives it an ‘urban village’ vibe you won’t find anywhere else so close to the city centre.

“Belgrave Village also boasts a range of onsite shared amenities for residents – including a fully fitted gym, co-working space, a screening room and children’s play area. Whilst these facilities are typical in rental schemes, you generally won’t find them in privately owned developments and they proved really popular with buyers.”

Belgrave Village is the second joint venture between Wavensmere Homes and Galliard Homes. The partners are building 295 new homes at Barrelmans Point, Ipswich. Wavensmere Homes is also building 796 new homes at Nightingale Quarter in Derby, with recently completed developments in Birmingham, Horsham, Lichfield and Lapworth.

The Galliard Apsley Partnership has 1,850 homes across four sites under development in Birmingham – Timber Yard, in Southside; St Paul’s Quarter, Jewellery Quarter; Soho Loop, a JV with Heimstaden, and Belgrave Village.

David Galman, sales director at Galliard Homes said: “This site – formerly home to the Joseph Chamberlain Sixth Form College and Birmingham Sports Centre – has lain idle for more than two decades. We are thrilled to have a hand in regenerating it, creating high-quality new homes and a new neighbourhood for the people of Birmingham.”

Work at Belgrave Village began in May, 2022. Phase I residents will move in Q4 2023, with the site completing in 2025.

There are seven house types available at the development, with prices range from £187,500 for a one-bed apartment to £430,000 for a four-bed house.
